FAQ (general guidance)

Why do San Antonio foundations crack?

Much of Bexar County sits on expansive clay that swells when wet and shrinks in drought. That seasonal cycle heaves and drops slab-on-grade homes, causing stair-step brick cracks, sticking doors, and uneven floors. North-side limestone/caliche lots can settle differently. A measured elevation survey beats guessing.

When should I call a foundation pro?

Call if you see widening wall/brick cracks, doors that stick seasonally, sloping floors, gaps at trim, or a leaning chimney. Early inspection is usually free from many firms listed here. Sudden plumbing leaks under a slab can also trigger movement — get both plumbing and foundation checked.

Piers vs. mudjacking / foam leveling?

Deep steel or concrete piers transfer load past the active clay to firmer strata and are the usual structural fix for settled slabs. Mudjacking or polyurethane foam is often better for sidewalks, driveways, and shallow voids — not a substitute for perimeter pier work when the house itself has dropped. Ask each bidder what they measured and why they recommend a method.
